Selling one house and buying another at the same time scares people. It should get your attention. It shouldn't keep you awake.

Almost every homeowner I sit down with brings the same five fears to the table. The five biggest fears of buying and selling at the same time are not finding the right home, your current home not selling, paying two mortgages at once, having nowhere to live between closings, and the whole deal falling apart. Every one of them has a specific fix, and every fix starts before your house goes on the market.

I've already covered whether you can buy and sell a house at the same time in Dallas-Fort Worth, how long it takes, and how to sell first and still move only once. This one goes straight at the fears, one at a time, and what our team does about each.

What If I Can't Find the Right Home?

Then you don't move.

That's the honest summary, and it's why we never put your house on the market until we know homes like the one you want are available right now. You'll be fully ready to sell. We just won't push the button until the buying side makes sense.

Meanwhile, we work hard to make sure the right home shows up. Our search process is called the Home Hunter Service. It puts our technology, our tools, our experience, and every agent on our team behind one job, which is finding a home that truly fits. We pull the most accurate data available, and we define your criteria correctly at the start. You'll sharpen a few preferences as you tour. You won't be learning what you want on showing number 12.

You also get access to our private portfolio of off-market homes. These belong to owners who would sell but aren't on the market publicly. Some tried to sell before and gave up. Some want to sell, just not yet. Some only want to sell quietly. Our team makes thousands of phone calls every week, and between those calls, internet inquiries, open house visitors, and our reputation marketing, we keep track of the people in exactly those situations.

The last piece is simple planning. Not years ahead, and often not even months. Just far enough ahead of the big decisions that nobody gets out over their skis.

What If My Current Home Doesn't Sell?

It will. We guarantee to sell your home over the average price and under the average time.

That guarantee comes from a seven-step proprietary marketing system I built and our team has refined for almost 20 years. It does a lot more than put your house on the internet and hope it works out. Follow the system, and it produces the guaranteed result.

Pricing is the second reason. We start with a thorough, deep-dive valuation, and then we look at the market strategically. We study what buyers want right now, what competing sellers are doing, what's motivating people this season, and how buyers are using technology to search. Numbers alone don't price a house well, which is why comps are only a starting point.

The third reason is our push-button ready approach. Your home gets fully prepared for this market, your price point, and your neighborhood before it ever goes live. Nothing about it is one-size-fits-all. When it's ready, we say go.

Will I Have to Pay Two Mortgages at the Same Time?

Almost never. Nobody wants two house payments, and we plan around them in a few ways.

  • We schedule the closings strategically. Your sale closes and funds at the same time as your purchase or before. If the two overlap a little, they don't overlap enough to put two payments in the same month.
  • We negotiate a leaseback. You close on your sale, that mortgage goes away, and you rent the house from the new owner while you close on the next one.
  • In rare situations, third-party interim financing lets you buy before you sell or sell before you buy without truly carrying two mortgages. Whether it fits is a question for your lender.

Now the exception. Sometimes two payments for one month is the smart move. Say you could save $30,000 on the house you're buying by being flexible on timing for the seller. An extra mortgage payment might cost you $2,000 to $5,000. I don't recommend carrying two payments, and we almost always avoid it, but I'd hold my nose and do it for a month if it gives me a positive net outcome.

What If I End Up With Nowhere to Live Between Homes?

You won't, if the plan is built right.

This is the fear of getting stuck in between for a few days, with your furniture on a truck and no keys to either house. It's fair, and it's avoidable.

A temporary leaseback is the most common fix, and we use it often. Sometimes we can even negotiate one at no out-of-pocket cost to you. We can also work out when you give up possession of the home you're selling and when you take possession of the one you're buying. Occasionally that means moving into the next home before you own it. I don't love that option, but it stays on the tool belt as a backup.

Flexible closing dates help too. We can close the purchase and the sale within about 24 hours of each other. We used to call that a simultaneous close. Title companies aren't fond of that term anymore, but the protection is the same. You're never truly without a home, even for a day or two.

What If the Whole Deal Falls Apart?

You should have a little of this fear.

Not enough to lose sleep. Enough to take planning seriously. Everybody has heard a nightmare story where one sale collapsed and took the purchase down with it. Those stories usually trace back to the same causes. Nobody planned ahead, the agent wasn't equipped for it, or the dollars and the calendar never got worked out.

We prevent it with experienced coordination of every transactional detail, so you aren't the one tracking documents and deadlines. We communicate proactively with everybody involved, so you always know where things stand, and we use what we call deliberate redundancy, which means more than one backup solution for anything that could go wrong, on both the buying side and the selling side.

What Do All Five Fears Have in Common?

A plan shrinks every one of them.

Structure gives you freedom here. When your financing, pricing, search, and closing strategy are worked out before you list, you get options. You can wait for the right house without pressure, and when it shows up, you can move fast because the hard decisions are already made.

It also takes the right people. On our team, a full-time listing specialist sells your current home and a full-time buyer specialist helps you find and buy the next one. They work the plan together with staff support behind them. You make every decision. You don't have to manage every detail.

There's a lot more to moving than surviving two closings. You're leaving a home that served your family well and starting life in the next one. With a plan, you can enjoy both and come out ahead financially.

Frequently Asked Questions About Buying and Selling at the Same Time

Can I see homes that aren't listed for sale?

Often, yes. Our team keeps a private portfolio of off-market homes whose owners are open to selling but aren't ready to market it publicly, and our buyers get access to it.

Should I list my house before I find my next home?

Get it ready to list, but wait to list it until homes like the one you want are available. That way your home can sell quickly without leaving you with nowhere to go.

Do I need a bridge loan to avoid two mortgage payments?

Usually not. Carefully scheduled closings and a leaseback solve the problem in most cases. Third-party interim financing can help in rare situations, so ask your lender whether it fits yours.

Can I stay in my house after I sell it?

Yes, with a leaseback. You close on the sale, receive your proceeds, and rent the home from the buyer for an agreed period. Sometimes a short leaseback can be arranged at no out-of-pocket cost to you.

Is it ever worth paying two mortgages for a month?

Occasionally. If flexible timing saves you far more on the purchase than one extra payment costs, carrying both for a month can be the better financial decision. We avoid it in almost every case.
