Can you believe we’re wrapping up 2025 already? It’s not over yet, not for real estate at least, but the year is absolutely rounding third and heading for home. So, let’s talk about it. What’s really happening right now in our DFW real estate market, and what does it mean for you if you’re thinking about buying, selling, or just trying to make wise decisions about your biggest asset?
Let’s Start with the Basics: What Kind of Market Are We In?
You’ve probably heard us talk about “months of inventory.” Quick refresher: Inventory just means how many homes are currently for sale compared to how fast buyers are buying them.
- Less than 4 months? Seller’s market.
- More than 6 months? Buyer’s market.
- 4–6 months? That sweet spot. A balanced, logical market.
Right now, most of DFW is sitting squarely in that middle zone. After a few years of crazy highs, emotional bidding wars, and rapid-fire listings, the market has finally returned to reason.
This is the kind of market where strong strategy, honest pricing, and expert leadership actually matter again. And I love it.
City by City Snapshot
Dallas
Inventory has climbed from around 4 months last year to about 6 months today, the highest it’s been in a few years. Median prices have pulled back about 13–18% since 2022, now sitting near $264,000. Days on market (DOM) have stretched into the 60s on average, roughly triple what we saw two years ago. That may sound like a slowdown, but let’s keep perspective: this is a healthy, functioning market. Buyers have breathing room, and sellers can still win big with the right plan.
Richardson
Inventory’s up to around 5 months, where it hovered between 3–4 most of the year. Back in 2021 and 2022, it was practically nonexistent, barely a month. Prices have been choppy, trending slightly down overall. Average DOM has doubled since 2022, now sitting in the 50s. Translation: patience matters again. Great homes still sell fast, but unrealistic pricing won’t cut it.
Plano
Plano’s been the steady one in the group. Inventory around 4 months (up just a touch from 2 in 2022), median price hovering near $320,000, up a little from last year but well below the 2021 peak of $380K. The median days on market is in the 40s. That’s a stable, solid market with reasonable expectations on both sides of the table.
Fort Worth
FW’s holding steady with about 4 months of inventory, and, fun fact, there are more homes for sale right now than at any time in the past five years. Yet, the past three months have each seen more sales than the same months last year. July, August, and September 2025 each had more sales than the same months in 2024. Prices are stable around $300,000, and days on market are up just a week or so from last year, still under 40 on average. That’s consistency, folks.
Aledo
Ah, Aledo. Growth and new construction continue to impact the market. Inventory bounces around but is sitting around 5 months today. Median prices dipped hard after 2022, rebounded in 2024, and are holding near $520,000. Homes are taking longer to sell at 63 days on average, up from 18 just a few years ago, but that’s partly due to the higher price point. This area’s still in demand, and its popularity shows no signs of slowing down in the long term thanks to new high-end communities.
So What Does It All Mean?
It means logic is back in the driver’s seat. After a few wild years of panic-buying, fear-driven rate watching, and emotional decision-making, we’re back to a grounded, steady DFW market. There are twice as many homes for sale as there were a few years ago, but remember, a few years ago, inventory was at near-all-time lows. This is balance.
If you’re a buyer, this might be the best opportunity you’ll see for a long time. There’s less competition, plenty of options, and a chance to negotiate without chaos. If rates drop in the future, you can always refinance, but if prices jump again, you’ll wish you’d bought in 2025.
If you’re a seller, you’re still in a great position, especially with the right leadership and marketing strategy. Homes that are priced right, prepared right, and promoted right are still selling quickly and for strong prices. About Those “Averages”
A quick reality check:
- 2022 average DOM in DFW? Around 20 days.
- 2025 average DOM? Between 50 and 60.
That’s a big percentage jump, but in real time, we’re talking about a few extra weeks. This is still a fast-moving market by historical standards. I’ve been selling homes since before the 2008–2009 downturn, when 180–300 days wasn’t unusual. We’re nowhere near that. What we’ve got right now is a thoughtful, sustainable pace.
