Every week, it seems like someone asks me the same question:
“Is now a good time to buy or sell a home?”
And my answer is almost always the same - the right time to buy or sell is when it’s the right time for you, your family, and your finances.
Recently, Christy Gessler, the Chairman of Texas Realtors, said it perfectly:
“The timing that’s right for the individual buyer is the right timing every time.”
Let that sink in for a second. She went on to say,
“The key isn’t to predict the future of mortgage rates or home prices. It’s to fully understand what clients need in the present.”
That perspective is spot-on — and honestly, it’s something I’ve been preaching for more than two decades. Since the all time low interest rates in 2020/21, people have been seemingly waiting for the rates to do the same. That isn't realistic though, all time lows are that for a reason, it just doesn’t happen very often. More recently though, home buyers and sellers have been more and more realistic.
Why Timing the Market Doesn’t Work
So many people try to “wait for the right time.” They want to buy when rates drop or sell when prices hit their peak. The problem? No one - not economists, not lenders, not even your favorite real estate podcaster can accurately and consistently time the market. My favorite saying is “sorry, the crystal ball is still in the shop”
Housing prices, interest rates, inventory levels, and even tax policies shift constantly. If you wait for the stars to align perfectly, you’ll likely find yourself missing out again and again.
Trying to time all that perfectly is a lot like trying to hit a moving target in the dark. It’s either random luck or frustrating failure.

Instead of focusing on the market, focus on you.
