Most of our local submarkets have spent the past 100 or so days in a fairly balanced state. Not extreme, not collapsing, but favoring buyers a little more than many previous years.
What We’re Actually Seeing on the Ground
Here’s what our buyer’s agents are seeing on a daily basis as we guide our clients every day:
- Negotiated discounts are back: Buyers are often getting 4–6% off asking prices on well-priced homes. On an $800,000 property, that’s $30,000–$50,000 in savings. That’s real money. College tuition, a car, or an investment account all negotiated at the contract table.
- Sellers are contributing again: Roughly 8 out of 10 contracts our buyer specialists are writing right now include seller credits toward mortgage rate buy-downs. In plain English: the seller is paying to lower your interest rate. We’ve seen buyers start as low as 4.25% with these programs. That’s thousands saved in monthly payments.
- Sellers are finally getting realistic: The “COVID pricing hangover” is wearing off. Earlier this year, many sellers still wanted yesterday’s record-breaking prices. Now, most are pricing closer to reality. Those homes are selling faster, and sellers are still getting great returns even with more realistic pricing.
- Buyers have breathing room: The frantic bidding wars of 2021–2022 are gone. You can actually take a moment to think, pray, and make a wise decision before signing your name. That’s healthy for everyone.
