Buyers Agency gave home buyers a real estate agent to fight for their best interest during a real estate transaction.

When I am meeting with new clients one of the many items we review is Buyers Agency. I have found that many home buyers, especially first time home buyers, are not familiar with what buyer’s agency is. Before the mid 1990’s only the sellers of property were represented in real estate transactions. This means that only the sellers received full fiduciary responsibilities from their agent who was working on behalf of the home seller to get the seller the best price and conditions. The home buyers were left to deal with the seller’s agent in all negotiations. Since the agent was working for the home seller, who do you think got the better end of the transaction? After the mid 90’s, with the advent of Buyer’s Representation or Buyers Agency the playing field was leveled. Now, home buyers have a licensed real estate agent working on their behalf to make sure that the buyer gets the best price and conditions.
In addition to the fact that buyers now have the ability to have their own representation during purchases, a small group of agents within the Realtor community actually specialize in only representing buyers. The legal ability to focus on buyers needs and interests plus the dedication to specialize in working only with buyers and offering a specific expertise in home buyer representation is a huge deal.
