Currently, in Richardson, TX real estate circles, the idea of stalking is a hot topic. Stalking, as in home buyers and their real estate agents staring at houses at all hours of the day and night both online and off just hoping that they will come on the market.
With Richardson housing inventory at near all time lows, we simply have more home buyer demand than we have houses to sell them. For folks considerin selling a house in Richardson, Plano, Garland, North Dallas or surrounding areas, this is great news.
It is not however a sign that selling is simple and easy. Due to the shift in leverage, many home sellers are now getting lazy. I was talking to Jim Dutton on Texas Home Improvement this week on WBAP 820 AM and he asked that very question; "Are home sellers getting lazy?" I told him that the short answer is yes. Many sellers are now over pricing again and underpreparing for the sales process. Agents are not far behind in the laziness. More homes are staged poorly or not at all and negotiations are handled poorly resulting in home owners getting less than they should for their homes.
