It’s fall nearly, y’all, and here in DFW, we are anxiously awaiting cooler evenings, more football weekends, and finally being able to enjoy our backyards without melting in the heat. Fall is hands-down my favorite season, not just for real estate but for getting outside and making the most of your home.

But here’s the deal: if you don’t get your yard prepped in September, you’ll get to October wishing you had. Trust me, I’ve done that more than once. So let me give you some quick, practical steps you can take right now to get your yard ready for the best season of the year.

1. Get Ahead of the Mud

If you’ve got thin spots in your lawn or bare patches where the dog runs and the kids play, those are about to turn into mud pits once fall rain shows up. The fix is simple: grab a bag of annual winter rye grass seed. You can find it at Ace, Home Depot, a feed store, or even Amazon.

Throw it down thick, water it well, and let the cooler evenings do the rest. It’ll sprout quickly, stay green all the way through spring, and keep your yard from turning into a swamp. When the heat comes back next year, your normal grass will take over again.

2. Trim, Clean, and Clear

By the time October rolls around, you’ll want to sit outside by the fire pit, toss a football, or grill with friends. Don’t wait until then to realize your trees need trimming or your patio furniture is still covered in summer dust.

  • Trim trees and shrubs now.
  • Clean off the grill and check propane tanks.
  • Power wash the patio if it needs it.

When that first perfect 70-degree evening shows up, you’ll be glad you already set the stage.

3. Prep for Fire Nights

If you’ve got a fire pit or outdoor fireplace, stack your firewood now. Don’t be the person scrambling at 9 p.m. when friends are over and you realize you’ve got nothing but wet logs. Dry firewood makes all the difference.

4. Light It Up

Daylight fades fast in fall, and nothing kills a good backyard hang faster than sitting in the dark. If you’ve ever wanted landscape lighting, now’s the time. You can DIY it fairly affordably with kits, or hire someone to install pro-grade downlighting in your trees and uplighting in your flowerbeds.

Good lighting makes your yard usable, safe, and, honestly, way more enjoyable as evenings get longer.

5. Add Some Seasonal Color

If you like flowers and plants, don’t wait until winter to wish you had color. Fall is the perfect time to put in cool-weather plants that will last through the season (and sometimes into early winter here in DFW).

Why It Matters

Here’s why I make a big deal about this: your home is more than just where you live; it’s where you live life. And fall is one of the very best times of year to do it in North Texas.

If you take these steps now, you’ll be ready for:

  • Postseason baseball or Cowboys games on the patio TV
  • Cozy evenings by the fire pit
  • Family time without muddy shoes ruining the house
  • That unbeatable crisp fall air in your own backyard

If you’re thinking about making a move this season, you’ve got an even bigger reason to prep your yard: buyers love seeing a home that looks and feels cared for. A green lawn, tidy landscaping, and warm lighting can make a massive difference in how your home shows.
