In this case the answer isn’t a thousand words. More importantly the answer could be worth thousands of dollars.
I don’t market or list homes. I don’t want to. I only work with buyers and I love it. Being in this role allows me to not only be an expert in my market but also an expert in the home buying process, and negotiating for my clients. So I can safely say that when it comes to knowing what buyers are looking for when buying a home there are a few things that EVERYONE wants.
Probably the most basic and simple of these universal wants are pictures.
That may seem obvious, but I am constantly amazed when looking through the MLS at the lack of, or poor quality of, pictures.
When I have clients looking for homes for sale in Dallas, Plano, Richardson, Allen, McKinney and Frisco, they all, at some point during the search, say one of the following to me:
“There was another house we saw that sounded nice, but there weren’t any pictures so there’s no point in going to see it.”
“Why are the pictures on this house so bad? Do you have any better ones?”
“Why would they take a picture of the _____________ (insert unimportant, arbitrary object in house)?”
“It looks like they took those pictures with an old cell phone.”
“This place doesn’t look anything like the pictures online.”
There’s a ton more that I could have kept listing, but you get the point. If you’re going to sell your home in Richardson, shouldn’t the person marketing it put as much time and effort necessary to get it sold for the most money possible? Having worked with home buyers in Richardson and the Dallas area I can tell you that the pictures of your home affect everything from showings, to negotiation ability, to final sales price.
