The rest of the country is waking up every morning, pulling out their phones, browsing Dallas real estate, and whispering the exact same thing: “You can get HOW MUCH for HOW MUCH?”
It’s almost comical, but completely true. In fact, a recent report highlighted just how wildly different the buying power of a $1 million budget is across the country. And guess what? Dallas–Fort Worth is on the winning side of that equation.
A million dollars gets you WHAT!?
A million dollars in San Francisco basically gets you a closet with a sink. A million dollars in DFW gets you a luxury home.
In places like Hawaii, San Jose, LA, San Francisco, and New York, a million bucks might put you in close proximity to the ocean or plant you firmly in a major city, but you’re paying a massive premium for a little bit of square footage.
But here? In Dallas–Fort Worth? A million dollars actually feels like a million dollars. You can get:
- 3,000–4,000+ square foot single-family homes
- Real yards
- Real neighborhoods
- Real driveways, not shared alleyways
- Real architectural variety
- Acreage to go with a beautful home if you so desire
- And in many cases luxury without an excessive price tag
Here’s the part most people outside Texas don’t realize...
Journalistically and inside the industry, “luxury” is often defined as twice the average market price. And right now in DFW, the average closed price within 60 miles sits in the mid-$300s.
Double that and you’re in the $700k–$800k zone.
So technically? Luxury here starts WELL BELOW $1 million.
Think about that. Someone in California is paying $1.2M for 1,200 square feet. A quick search of single family homes reveals that you’d be hard-pressed to find ANY home under $1 million in San Francisco. Someone in DFW can pay that same amount and own a 4,000+ sq ft home with a yard big enough to host Thanksgiving, field day, and a wedding.
Why this matters if you’re buying or selling in DFW:
Because value is relative and compared to other major metro areas, DFW offers:
- More space
- More functionality
- More lifestyle
- And often, more long-term equity
Combine that with the fact that DFW remains a magnet for corporate relocations, tech expansions, data centers, banking headquarters, and venture capital, and you get the one-two punch that drives long-term demand: Affordability + Economic momentum
A million dollars buys more here, and will likely continue to buy LESS here as we grow. Meaning the people who act now are setting themselves up for real, lasting financial wins.
So if you’re buying, selling, or both?
- You need a strategic plan. Not a Zillow screenshot and a prayer.
- You need access to properties most agents don’t even know exist.
- You need negotiation firepower.
And you need someone who understands the actual value of DFW real estate, not the national stereotypes.
That’s exactly what our team does every day.
