Selling your Dallas or Richardson area home before the busy Spring selling season can help net you more money for your house.

Below is a conversation I had just last month with a great young family who wanted to be smart about selling their house in North Dallas.

North Dallas Home Seller:  You guys sound great, and I'll definitely be calling you when we are ready to sell our house.  We just don't feel like this is the best time to sell.

BigDBroker: Thank you very much for your confidence in the value that we deliver.  Do you mind if I share some market data with you?

North Dallas Home Seller:  Sure. 

BigDBroker: Great.  Our research and especially our team's experience show that waiting until the Spring to sell your home in Dallas is not the best way to maximize the profit from your home.  It sounds logical, because folks have always thought that most people buy and sell during the spring and summer.  People tend to use the summer break from school as the most obvious reason for this.  The truth is that these facts are not always wrong, but there is a huge advantage to having your Dallas home for sale positioned very well on the market before the overwhelming spring and summer rush.  Just consider that the number of homes you will be competing with in April and May can be double what you are competing with in February and early March.  The fewer homes to compete with, the less downward home value pressure you are susceptible to.  We also find that Dallas home buyers who are out looking at houses in February and early March are much more serious than the average buyer out in the late Spring and Summer.  There are dramatically fewer tire kickers.

North Dallas Home Seller:  That actually makes sense.

BigDBroker:  It sure does, and we have systems in place to take advantage of the seasonal shifts in the Dallas housing market.  While many other Dallas area Realtors are hibernating for the cold months and limiting or even eliminating their marketing of homes, we surge in our marketing and have a track record of great success.  We average 4.1% higher selling prices and we get it done in an average of 21 days faster.

BigDBroker:  Ya, I hear that too.  The good news is that our team looks at the facts.  We hire a very well respected housing market economist to run monthly reports on the state of the Dallas area housing market.  These Dallas housing market reports are run every month, so we always have the most current information available.  When we look at the most recent information, we see that the amount of homes for sale in Dallas today is actually a very very attractive number.  For the average price range, Dallas only has about five months of housing inventory as of this month.  This is a healthy market.  The coming surge of homes to the market will outpace the increase in buyers to the market and dilute those numbers.

North Dallas Home Seller:  That is a lot of information, but it sounds logical.

BigDBroker:  It is logical, and I appreciate you understanding that.  We don't want you to feel rushed, so we will be here whenever you decide that this is the best time for you and your family to sell your house in Dallas.  But, based on the market trends, recent market data and my experience, I recommend that you put the home up for sale as soon as possible and we aim to get you every penny we possibly can.
