Artificial Intelligence (AI) isn’t just some tech trend that’s going to fade away. AI is here. It’s already showing up in how homes are priced, marketed, and even how decisions are made. But here’s the deal: some agents and consumers are using it wisely while others are using it dangerously.
Is AI Taking Over Real Estate?
Not even close, but it is showing up more and more. The question is: Are you working with someone who knows how to use it wisely, or are you at the mercy of lazy automation and bad data?
There are three levels of AI use in real estate right now:
- Surface-Level (Basic Use): Think ChatGPT and quick answers to basic questions. It’s a helpful assistant, like asking, “What’s the market like in Richardson right now?” or “What’s the average price per square foot in Frisco?” But you better know how to fact-check that info. AI is helpful but imperfect for information like this.
- Strategic Support (This is Us): This is where we live. We use AI to support, but never replace, the high-value work our agents do. It helps us write better draft marketing content, schedule more efficiently, analyze data faster, and keep our listings ahead of the curve with smarter visuals and copy. But the final decisions are always made by a human expert who understands your specific situation.
- Lazy Dependence (Yikes!): Here’s where things get dangerous. Some agents are using AI to do everything: pricing homes, answering client questions, even writing legal documents. And they’re not verifying any of it. That’s not just careless. That’s borderline malpractice, and it’s already causing real buyers and sellers real pain.
Can AI Accurately Price a Home?
No. Let me say that again: No.
Just like Zillow’s “Zestimates” are almost always wrong, AI can only price your home based on what it thinks the data says. But it doesn’t know that your backyard is twice the size of your neighbor’s. It doesn’t know you just added a luxury outdoor kitchen, that your HVAC is brand new, or that your floor plan flows better than anything else in the neighborhood.
We had someone on the show recently plug their address into AI, and it spit out a value that was $20,000–$50,000 low.
Would you be okay losing that kind of equity just because AI didn’t know your kitchen was remodeled last year? I sure wouldn’t.
Buyers: Be Careful with AI Too
It’s tempting to ask a chatbot, “How much should I offer?” or “What are homes selling for near me?” But again, that data is often old, inaccurate, or out of context. AI doesn’t know if that home sat for 90 days because it backed up to a fire station or because it had foundation issues. A great agent will.
That’s why I tell buyers: AI can help you do a little research, but don’t depend on it for critical decisions.
How We Use AI (The Right Way)
Like I said, we use AI, but we use it smartly.
For Sellers: AI helps us prep creative marketing faster, but we still build a custom strategy for each home. That means better exposure, better positioning, and often, a better price. (Right now, we’re averaging 8% over the market price for our listings. That’s real money.)
For Buyers: We use AI tools to help find hidden gems, analyze shifting trends, and schedule showings efficiently. But when it comes to negotiation and valuation? That’s still all human—trained, local, and experienced.
Don’t Trust a Robot With Your Equity
I’ve been coaching real estate professionals across North America for years. I’ve trained thousands of agents, and here’s what I’ll tell you as someone who eats, sleeps, and breathes this business:
AI is a tool—not a replacement.
A tool is only as good as the person using it. If your agent is blindly trusting tech over their training or skipping the strategy work because AI can “do it for them,” you’re in trouble. Real estate is personal. It’s emotional. It’s one of the biggest financial decisions you’ll make.
You need a human guide, someone who can say, “That data isn’t accurate, and here’s why,” or “That marketing image looks fancy but violates fair housing laws,” or “That valuation tool just cost you $40,000 in equity. Let’s fix that.”
The Bottom Line for DFW Home Buyers and Sellers
AI is exciting. It’s helpful. And yes, we use it.
But don’t mistake efficiency for expertise.
