There’s a lot of noise out there about the housing market. Turn on the news, scroll social media, or sit down at a backyard barbecue, and you’ll hear opinions flying around about mortgage rates, market crashes, and whether it’s a “good time” to buy or sell. Gossip: “I’m just going to wait until interest rates go back to where they were in 2021.”

And more importantly, the Fed has signaled that multiple rate cuts are likely on the horizon. Will rates drop more? Probably. Will they return to 2–3%? No.

 

Gossip: “Nobody’s buying or selling right now.”

Reality: More homes are selling this year in DFW than last year. In fact, 28 out of 44 market areas had higher sales year-over-year in July alone. Dallas itself saw a 1% increase in sales. That 1% in a city as big as Dallas is significant. The reality is that buyers are cautiously optimistic, while sellers are more realistic about pricing. Translation? Deals are happening, just not always with the frenzy of 2021.

 

Gossip: “If rates go down, that’s when I’ll jump in.”

Reality: Be careful what you wish for. Lower rates bring more buyers off the sidelines. More buyers mean more competition. And more competition means higher prices, bidding wars, and less leverage for negotiations. Right now, buyers have rare opportunities: sellers who are willing to negotiate, concessions for closing costs, and actual choices of homes to view on a weekend. That window won’t stay open forever.

 

Gossip: “I’ll just know when the time is right.”

Reality: The best time to buy or sell is when it makes sense for your family, your finances, and your future. That’s it. Not when your neighbor swears a crash is coming. Not when your uncle says rates will “for sure” be lower next spring. And not when a headline tries to convince you otherwise.
