Why is a home on acreage harder to price than a typical house?

Land changes everything. Two homes on two acres a few miles apart can sell for very different prices because of how much of the land is usable, what sits on it, how it gets water and sewer, and whether it is inside city limits or out in the county. A neighborhood house has dozens of close matches down the street. An acreage home might have three, and none of them are a perfect fit. That is why the averages on this page are a starting point and never a price. The right price comes from comparing the right sales, adjusted for the land and the improvements on it.

For Buyers

What should buyers check before buying a home on acreage?

Start with the plan. Buyers who know what they need from the land before they tour homes make better decisions and avoid expensive surprises. Before you make an offer, look at these:

  • Water and sewer

Many homes outside city limits use a private well, a septic system or both. Ask for inspections of each.

  • Survey and boundaries

A current survey shows exactly what you are buying, including fences, easements and access.

  • Flood zones

Check whether any part of the property sits in a FEMA flood zone, and ask your lender and insurance agent what that means for your loan and your premium.

  • Deed restrictions and HOA rules

These can limit animals, outbuildings, fencing and future building.

  • City or county

Taxes, services and rules can be very different inside and outside city limits.

  • Barns, shops and other structures

Have them inspected along with the house.

Our buyer specialists work through these items with you before you are under contract, when you still have the most options. The goal is to be thrilled you bought the home long after the search is over.

For Sellers

How should sellers price and prepare a home on acreage?

Negotiation begins before an offer arrives. For an acreage home, that means pricing from the right comparable sales, answering buyer questions about water, septic, survey and restrictions before they are asked, and showing buyers how the land can be used. A seller who has those answers ready looks push-button ready to buyers and their lenders. A seller who does not gives buyers reasons to ask for more. Our seller specialists build that preparation into the listing plan so you go to market with the strongest position, backed by our over-average-price, under-average-time seller guarantee.
